York Place offers a range of transport-related due diligence searches.

This combination report provides insight on the location of both planned and existing energy extraction and generation installations whilst also detailing the proximity of the property to the Crossrail1 network and proposed High Speed 2 route.

An accurate search which provides details of a number of energy and infrastructure projects across the UK including HS2 and Crossrail 1.

From the body formerly known as British Waterways, this search will reveal:

  • Whether any works owned by the Trust are laid over, under or through the property;
  • Whether apart from statutory rights, the Trust have any other rights that may affect the property; or has any proposals to acquire or create new rights or to carry out any future works that may affect the property.
  • Whether according to the Trust's records the boundaries of the property adjacent to the Trust's land are correctly shown on the attached plan;
  • Whether any liability falls on the owner of the property or any part of it in respect of the maintenance or repair or rebuilding of the waterway or its banks or towing paths;
  • Notices, licences or consents that have been served if they are revealed on its records, for example, angling rights.

This search is carried out by the Civil Aviation Authority and contains detailed information on surrounding airfields and flight paths which may affect the property including an assessment of potential noise and visual intrusion and whether the property sits below controlled airspace (CAS) or not.

A search to establish whether the property falls within or near the safeguarded area of the proposed new Crossrail route running East West across London.

A search to establish whether the property falls within or near the safeguarded area of the proposed new Crossrail 2 route running North-South across London.

Docklands Light Railway (DLR). Stations are located in the London Boroughs of Greenwich, Newham, Tower Hamlets, City of London and Lewisham. This search checks to see if the property is within close proximity.

These searches check to see if the property is affected by any current or future works to major highways maintained by the Highways Agency. Can be submitted in conjunction with the Transport for London Search.

This search applies to central London only and confirms if the property is affected by the Post Office Railway Line (known as Mail Rail). The search result gives an indication that the property is in the vicinity of the Mail Rail.

There are various urban metro systems in England. These searches show the proximity of the property in question to existing and new schemes. Searches carried out in Blackpool, Croydon, Greater Manchester, Nottingham, Sheffield, Tyne and Wear and West Midlands.

This search checks to see if the property is affected by any current or future works to the Transport for London network. This includes the London Underground and Crossrail 1. Items covered:

  • Any works owned by TFL laid over, under or through the property.
  • TFL is aware of any defect or need of repair in the infrastructure.
  • Apart from any statutory rights, TFL claims or knows of any rights, which may affect the property.
  • TFL has any proposals to create new rights or to carry out any future works, which may affect the property.
  • TFL has any proposals for new equipment or alterations to equipment and any proposed wayleaves that may affect the property.
  • If any liability falls on the owner or occupier of the property or any part thereof in respect of the maintenance, repair or rebuilding of any part of the adjacent infrastructure belonging to TFL.
  • If there is any licence or consent relating to the property and if so, the extent or method of transfer.

This search is recommended for properties close to the River Thames, moorings and towpaths. This search will reveal if the PLA exercise any rights over the property and if the property is in a safeguarded wharf.
